Kai Bae Resorts, Hotels and Bungalows offer a wide selection of mid-range accommodation, five higher end resorts, some cheaper bungalows for travellers and a few cheap guesthouses.
Like White Sand Beach, it can be split into north and south, this time the midway river separating the two ends and the best beach at the southern end.
Prices given are for the peak period (outside of Xmas/New Year period) via booking sites, not the hotel websites. They are intended as guides only.

Luxury – Kai Bae Beach Resorts and Hotels
Located in the centre of the village, The Retreat and The Chill are Kai Bae’s premier luxury resorts, with each offering deluxe and pool access rooms, pool villas and suites, superb feature length swimming pools and spas.
Awa, Gajapuri and Sylvan are a notch down in price – still excellent 3/4 star resorts with their own full range of facilities.
The beach in front of Awa, The Chill and Gajapuri Resort is a little rocky, certainly not the area’s best, but a 2 minute walk to the north puts you on a lovely stretch of sand, so no real problem. The Retreat is seafront only whilst Sylvan Resort sits at the far southern end on the lovely beach there. It has an additional building high up on the mountain side above.
- The Chill’s rooms range from 7,200bt for deluxe doubles, 8,600bt for pool access or pool view, 14,400bt for a suite and up to 18,000bt for pool villas

Seafront
Located seaside in the middle of the village, two identical buildings face each other across a carefully manicured lawn, each one housing deluxe rooms upstairs and pool access rooms beneath. There are also a unique corner room and a whole pool villa for the ultimate luxury.
Large infinity pool overlooks the sea, with the in-house restaurant, bar and lounge alongside. Opened in 2023/4, sister resort to The Chill.
The Chill Resort and Spa

Sylvan Resort

With its name now changed from Seaview to Sylvan, this is a huge resort with all manner of rooms by the sea, the pool and on the cliff above. Also has some of the best pool villas on the island. Two pools, restaurants, cafes, spa. Cable car and golf buggy to get around. Frequent deals available.
Awa Resort

Part of the Dewa, Splash and Annika group, 90 deluxe rooms in various buildings, each over three floors by the feature length swimming pool, many with ocean view. There are a further 30 superior rooms on the other side of the road. Two restaurants, terrace area, cocktail bar and self-made beach leading down to the sea.
Gajapuri Resort

On the sea side, Gajapuri comprises boutique bungalows, private suites or villas with plunge pools, all built from natural materials and set off raised wooden walkways in secluded tropical gardens.
Two swimming pools, restaurant and spa. Very quiet, unflashy and private resort.
Mid Range – Kai Bae Resorts, Hotels and Bungalows
There’s plenty of mid range accommodation comprising 2/3 star resorts, a few villas throughout the village but mostly concentrated at the southern end on the beach.
Northern Area
Slowly being renovated, Koh Chang Cliff Beach Resort (KCCB) has the prime spot at the end of the beach – cliff villas, cliff top pool, garden bungalows, swimming pool near the beach and other rooms down one side.
KCCB’s cheapest rooms start at 1,500bt for the budget options across the road going up to around 4,500bt for pool villa and suites.
Next door, the vast Chang Park, is now closed and for sale.
Central Area and Back Lanes
Head by Awa down to the sea and the dependable Coral Resort sits on the headland which separates north and south Kai Bae Beach – fabulous seaviews but no actual beach .The resort offers a wide range of old style bungalows and rooms , prices are from 1,000bt to 2,500bt, great pool too.
Opposite Awa, at the end of the lane connecting the main street to the bypass road, Koh Chang Residence rents out mini-houses (serviced appartments) with 5 day rates for one bedroom cottages at 10,000bt in peak season, the 2 bedroom villas at 20,000bt.
Also in this back area, Filou Superior Villas gives you another excellent option. It comprises 4 different styles of room around a small communal pool. Prices range from 1,000bt to 3,000bt a night, 3 nights minimum.
Just off the main street near the southern 7/11, Garden Resort (under new owners from 2025/26) is a long established spot with a loyal following, where a poolside double is 3,200bt with breakfast.
Southern Area
Down at the southern end of Kai Bae Beach, the resorts run one into the next. Each offers a combination of bungalows along the seafront and hotel blocks behind.
The long running Kai Bae Huts, home to the island hopping speedboat services, is first up. A combination of practical bungalows by the water, with newer rooms in the building behind, expect prices from 1,600bt to 2,500bt for family and 4,200bt for the two bedroom bungalow.
KB Resort has grown from its modest beginnings as a small family affair into what is now a very substantial 3 star resort. It boasts a whole swathe of deluxe and standard bungalows, together with rooms in a 3 storey building behind the restaurant. Prices start at 4,450bt for superior double or 5,800bt for seaview cottage.
Next door, Kai Bae Beach Resort stands out for its different style of cabana with their own roof decks, though it too has a hotel block at the back overlooking a new swimming pool. Prices range from 3,200bt for standard garden room to just under 5,500bt for its oceanfront, with family rooms at 7,500bt to 9,800bt upwards.
Moving down the beach, the 2 star Kai Bae Beach Grand View combines a hillside hotel building with a great swimming pool and restaurant by the sea. Prices are around 2,800bt a night for a double or a beachfront bungalow at 4,0500bt – they also have some fan options at 1,000bt.
Alongside, Mam Kai Bae Resort, also 2 star, primarily offers hotel style accommodation in the 5 storey block (with a cool swimming pool on its roof) and a smaller block behind – prices at 2,600bt to 3,600bt.
Beyond Mam, the chic collection of bungalows, Sea Escape, has rooms from 2,500bt a night.
Newly opened in 2025/26, Kai Bae Balcony Hills Bungalows is hidden away in the back lanes at the southern end of the village – imposing stilted villas in a peaceful garden setting, about 5 minutes from town – 3,000bt a night.
Also in the back area, Hornbill Pool Villas offer 2 bedrooms houses with plunge pools at around 8,000bt a night – Airbnb booking.
Far End
At the far end, Siam Bay Resort has seafront bungalows literally in front of Sylvan’s dominant seaside rooms block or next door, a selection of seaview villas and cute pool villas on the hillside. Prices go from 2,250bt to 6,000bt.
You access the resort from a steep, winding street on the last bend before you drop down to Lonely Beach. You could also walk to the very end of the Kai Bae Beach to reach both it and Sylvan, though it does involve scrabbling over a boulder wall.
KB Resort

One of the area’s older resorts but gradually been expanded and spruced up, accommodation is in a 5 storey hotel block with terrific rooftop swimming pool or in the 3 storey block behind. Restaurant in prime location looking out over the beach.

Collection of different sized bungalows up the slope and down by the sea, some with beachfront position. No restaurant but small cafe housed in the reception building. Breakfast served in your room to order. Well run and very relaxed hideaway, 10 minutes walk to the street.
Koh Chang Residence

Down side street, mountain-side
On the small soi opposite Awa which connects to the bypass road, single and double bedroom wooden houses with kitchen facilities and sitting areas. Garden and parking but no restaurant. Short walk to the beach, with long term deals available. The excellent vegetarian Fig Cafe is on site.
Filou Superior Villas

Tucked away off the bypass road in a pretty garden space , this small development offers 4 villas of different styles and sizes, each one fully a/c with a kitchen and ensuite bathroom. There is a swimming pool too, BBQ area and you can walk to all the Kai Bae restaurants and bars within minutes.

Accessed through an arch off the main street in the centre of the village , cute a/c bungalows, doubles and and family, set around a pretty tropical garden with a small swimming pool, cafe. 5 minutes walk to the beach on the other side of the road. Under new owners from 25/26.
Kai Bae Balcony Hills

At the far southern end, hidden away in the back lanes, brand new bungalows in a peaceful forest setting
Comprising top end hotel style fixtures and fittings, the bungalows are built up high on stils with balconies affording views both hillside and seaside. About 10 walk minutes to the beach, nearer for the main street so very convenient. Note that access to the bungalows is up steep steps up the accommodation will not suit all people or those with small kids.
Siam Bay Resort

With road access off the other side of the mountain, hillside pool villas, standard villas and beach bungalows, older style accommodation too. Restaurant and two infinity pools. Peaceful, you can walk across to Koh Man Nai, the offshore island, at low tide with the right footwear!
Budget – Kai Bae Resorts and Bungalows
Northern End
At the northern end of Kai Bae Beach, So Cute Hostel has dorm beds from 750bt, whilst Mai Pen Rai throws in a pool with its motel style accommodation, prices for a standard a/c room at 1,000bt upwards. You can also find long term rentals down the the little lanes at the start of the bypass (near to Walking Street).
As you come into the village, you’ll find several guesthouses squeezed in among the shops and restaurants – the JOP Hotel (1,600bt a night for double), Lemon Guesthouse (1,000bt) and Baan Chom Dao with its bungalows in a nice garden area from 1,200bt a night, longer stays rewarded with reduced prices.
Down by the beach, Patoo has simple a/c wooden huts in two facing rows from 900bt. It’s basic but has a great location coupled with the popular Sun View beach bar and restaurant on the sand.
Next door, The White Knot, the same owners as KCCB, has just 6 cabins from 2,200bt a night – Cabana runs the restaurant/bar area.
Central
The Stage (same owners as Gajapuri), opposite The Chill, has wooden cabins surrounding its decked pool starting at 1,200bt and going up to around 2,300bt to 3,300bt for the family rooms.
M & M Guesthouse gives you another option behind its bar, 750bt upwards a night whilst down that lane to the sea which runs parallel to Awa, The Green Resort (under new owners) has nicely styled bungalows at 1,800bt to 2,000bt.
Opposite Awa, the lane there leads past The Nest Garden Boutique Resort opened in 2026, with bungalows in the garden and rooms in the 2 storey building, plunge pool, restaurant (French bistro) and bar – prices from 1,800bt a night to 3,500bt in peak.
Continue to the end and up another lane deep into the hillside, you’ll find Alisa Bungalows (formerly of Pearl Beach, their old place now known as 7 Senses). Here, they have just a handful of rooms (with kitchenette facilities) from 2,000bt a night upwards.
Southern End
Up at the road near the 7/11, Nonthawat specialises in longer stay bungalows and Sanook Sanang, standard bungalows, sits on the way to the waterfall opposite the elephant camp. Expect prices for all these options somewhere between 800bt for fan rooms up to 2,500bt for a/c.
If you continue up from Sanook to the back lane and turn left, you can also hunt out Montra Garden Home and Valley View, prices similar to above.
Along from the 7/11, the ever reliable and long establised Paradise Bungalows (800bt to 1,350bt) and more expensive Seabreeze Bungalows (2,500bt upwards) are side by side roadside, both with their clean, practical bungalows on the hillside behind.
At the southern end in its terrific location down on the beach, Porn’s Bungalows is an old Koh Chang stalwart, with a great restaurant to boot . The accommodation to the right of the restaurant is where you want to stay – both newer a/c bungalows on the waterfront and the older style behind – prices will be in the 2,000bt to 2,500bt range.

Accessed via the Sylvan turning on the hill or by walking along the beach, a long established backpacker style resort with fan or a/c huts, bungalows in the garden or by the sea. Looking head-on, the uncle runs the accommodation to the left of the popular chill-out restaurant/bar and his nephew runs the accommodation to the right (our preference).
Paradise Bungalows

No restaurant, but WiFi, laundry and coffee making facilities. It does have a lot of repeat customers so you need to book early.

Large selection of fan and a/c rooms or bungalows in neat rows up a pleasant hillside garden. No restaurant but coffee shop for the morning and cocktail bar for the evening, with live music. Massage too.
